Western Realty grew out of kitchen-table conversations with neighbors who were tired of scripted pitch decks and mystery timelines. Buck Malerba is broker and owner. John W. Bostedt is co-broker and co-managing broker—he is not an owner, but partners with Buck on leadership and client standards every day. Together they anchor a culture built for clients who want straight answers about value, risk, and what “market average” actually means on their block—not three cities away.

Leadership is not theoretical here: Buck Malerba and John W. Bostedt each bring about forty years of real estate experience in Nevada—pricing, contracts, negotiations, and the small details that keep deals fundable. That depth shows up in how we train agents, how we prep listings, and how we talk to buyers before they write their first offer.

We operate under the Greater Las Vegas Association of REALTORS® umbrella because compliance and MLS access matter—but personality still drives the experience. Our agents live in the communities they serve: they shop at the same grocers, sit in the same school pickup lines, and understand why a half-mile can change pricing dramatically.

Las Vegas housing rewards preparation and punishes hesitation. That does not mean rushing—it means knowing your financing limits before Sunday open houses, staging with intention instead of panic, and negotiating inspection requests without torching the rapport that gets deals across the line.

Western Realty serves Greater Las Vegas and Henderson, and our agents also work Pahrump, Boulder City, Mount Charleston, Corn Creek, Cold Creek, Indian Springs, and the wide spaces in between. Several agents specialize in these rural markets and personally live there—acreage, rural residential, mountain cabins, horse property, and desert retreats where lifestyle matters as much as square footage.
